Napa Logistics Park is a 218.6-acre property located in American Canyon, CA. Acquired in April 2014 for the development of a logistics/distribution park, the property is a joint venture between DivcoWest and local operator, Orchard Partners. The project is comprised of two phases: Phase I consists of an approximately 646,000 square-foot class-A distribution facility that was completed in the second quarter of 2016; and Phase II consists of approximately 119 net developable acres of land, for which DivcoWest gained entitlement to construct up to 2.2 mm square feet of warehouse/distribution space.
The property offers easy access to Interstate Highway 80, rapid travel time to the port of Oakland and rail transportation via onsite rail spurs. Its proximity to the Napa Valley allows it to take advantage of tenant demand generated by the wine industry, while its proximity to the broader San Francisco Bay Area and excellent transportation links enable it to attract non-wine tenants in need of high-quality distribution space.
